Creekside Subdivision
In August 2021, SEED embarked on a transformative project to address the city’s urgent housing needs. Recognizing the critical shortage of quality, affordable homes in Sweetwater, SEED partnered with Rick and Holly Betenbough to develop the Creekside Subdivision, a 29.5-acre residential development near Hoyt Street.
This project was driven by the findings of a 2017 housing study commissioned by SEED MDD, which revealed that the lack of available housing was a significant barrier to business recruitment and retention in the city. Major local employers, including the Sweetwater Independent School District, Ludlum Measurements Inc., and Rolling Plains Memorial Hospital, confirmed that the housing shortage severely impacted their ability to attract and retain qualified employees.
To support the development of up to 91 single-family homes within the Creekside Subdivision, SEED committed up to $1,330,000 in incentive payments to the developers. These funds were earmarked for infrastructure improvements and incentives for constructing homes that meet the community’s needs. Once ready for sale, the agreement ensures that each home qualifies for a $10,000 incentive payment, making the development financially viable and attractive to potential buyers.
The Creekside Subdivision project exemplifies how public-private partnerships can effectively address critical community needs while promoting economic growth. By creating new housing opportunities, SEED is improving residents’ quality of life and making Sweetwater a more competitive location for businesses and families.
